We prefer visiting the house before giving an offer. Anyone who just gives you an offer over the phone without looking will have a much higher likelihood of having to renegotiate the price later down the line after they evaluate repairs, and also a higher likelihood of cancelling the contract.

If you need additional time or we just made the offer over the phone, we can also send it over on Docusign for electronic signature. Once signed, we forward it to the title company to officially open escrow.
From there, the title company handles the paperwork, prepares a title commitment to confirm clear title, and prepares everything needed for closing. We’ll keep you updated every step of the way.
We will also usually need 1 more walkthrough with our contractor to confirm all the repairs.

If we are able to visit the property in person beforehand and we are buying the property ourselves, the price will rarely change. It will only change if there’s a major big ticket item like foundation that may or may not be salvageable, but we wanted to try giving it a shot if it’s salvageable first before sending out a foundation expert. If they find it is not salvageable, it may change.
If we purchased it over the phone, we based our initial offer based on the information you shared about the property’s condition. If everything lines up during the walthrough after, the offer stays the same. If we come across any major issues or repairs that were not mentioned upfront, we may need to revisit the numbers. Our goal is to be fair and transparent. If anything changes, we’ll discuss it with you - and if it no longer makes sense, there’s no pressure to move forward.

Yes, there is usually another visit with our general contractor just to confirm all the repairs.
There may be follow up visits as needed, but this is uncommon. Sometimes we will also send our an inspector.
We coordinate these visits to fit your schedule and minimize inconvenience.

It all depends on a few things, like whether the title is clear, how quickly we receive the HOA resale package (HOA has 10 days to provide this), how quickly we receive the mortgage payoff, and how soon everyone is ready with paperwork.We’ll keep things moving on our end and work closely with the title company to make it as smooth and fast as possible for you. We streamlined our process to move quickly without the delays of a traditional sale, like banks, appraisals, or financing hold-ups.

The title company will reach out to coordinate a convenient time and location for signing, whether it’s at their office or through a mobile notary or via remote online notarization through the comfort over your computer. . You’ll sign the necessary documents, the title company will transfer ownership, and any outstanding amounts—like your mortgage payoff—will be handled through the sale proceeds.
We’ll stay in touch throughout the process so you know exactly when and where everything will take place.

Your mortgage is paid off directly by the title company as part of the closing process. Once they receive your official payoff statement, they’ll use part of the sale proceeds to pay off your loan in full.
You won’t need to coordinate anything with your lender—the title company handles all of that. We’ll stay in communication with them throughout the process to make sure everything moves forward smoothly, but they’re the ones who handle the actual payoff and final distribution of funds.
You’ll receive any remaining proceeds from the sale after your mortgage and any other outstanding amounts owed against the property—like taxes, liens, and also prorated property taxes —are paid off through the title company.

We deal with this regularly — unpaid taxes, HOA dues, liens, judgments, and other title issues are all things we've worked through before. We'll factor what's owed into our offer and coordinate with the title company to get everything resolved at closing. You don't need to come up with funds upfront or figure it out on your own. To protect both parties, we typically require a temporary lease agreement. If you think you’ll need extra time after closing, let us know early in the process so we can plan accordingly.
